Terms & Conditions

1. Your booking

We reserve the right to accept or decline bookings entirely at our discretion.

Your contract with us will begin when we issue you with your booking confirmation. Your contract with us will be on the terms set out in these terms and conditions.

You, as the person making the booking, will be responsible for all members of your party. You, as the person in charge of your party, must be at least 18 years old at the time of booking.

Children under the age of 18 must be accompanied by an adult.

2. Paying for your Accommodation

You must pay us the total amount payable for your booking at the time of booking.

3. If you want to cancel your booking

If you wish to cancel a confirmed booking you must let us know as soon as possible.

Our cancellation charges are calculated according to the time between when we receive notification from you and the start of your booking. Our cancellation charges are set out in the table below:

5. If you want to change your booking

If you want to change any detail of your confirmed booking you must let us know as soon as possible.

Whilst we will do our best to accommodate you, we cannot guarantee that we will be able to meet any request for changes.

You can change the date of your stay with more than 21 days prior to your booking start date with an administration fee of £5 – subject to availability and rebooking must be taken the same calendar year

6. If we need to change or cancel your booking

We do not expect to have to make changes to your booking, however, sometimes problems happen, Force majeure, and reserve the right to request to change or cancel your booking.

If we request a change to your booking, we will not charge any extra money.

If we need to cancel your booking, we will refund 100% of the money you have paid us.

7. Group bookings

We do not except any Stag or Hen parties.

We will except small adult only groups, but they must respect other guests.

8. Guest’s behaviour

You must keep the accommodation and any contents clean and tidy and leave them in the same condition as when you arrived.

You must not use the accommodation, or allow it to be used, for any dangerous, offensive, noisy, illegal or immoral activities. You must not cause any nuisance or annoyance to any other guest during your stay.

You and your party must not smoke inside your accommodation or utility barn.

You must not charge an electric vehicle from the accommodation.

9. General Safety & Responsibility for Children

The safety of your children and members of your party is ultimately your responsibility.

We do not accept liability for any injury to guests while staying on the campsite (to the greatest extent permitted by law).

The fence and gates of the camping field are to keep children safe from cars and farm machinery, and must remain closed at all times.

The campsite is situated on a working farm.  Guests must not enter any farm buildings, yards or fields.

You must not cause harm or distress to any livestock on the farm, and take responsibility for any danger and disease that can occur when being near to livestock.

Please do not underestimate the seriousness of this caution and stay out of danger!

10. Wood burners, campfires, and BBQs

Use of the provided wood burner (Shepherd’s Huts only), Campfires and BBQs are permitted at your own risk.

Use of the provided wood burner (Shepherd’s Huts only), Campfires and BBQs must be done so in a safe manner and off of the ground in a fire bowl or BBQ.

Only purpose-bought BBQ fuel and logs and kindling may be burnt on your wood burner, BBQ, or campfire.

We reserve the right to ask guests not to have a campfire or BBQ if we feel the surrounding land is too hot and dry and may cause a danger to do so.

11. Damage to the accommodation or its contents

If you discover that anything is missing or damaged on arrival at your accommodation you must notify us immediately. If you do not notify us, we will assume that you caused the relevant damage or loss.

We do understand there will be small accidents and general wear and tear, but you will be responsible for the cost of any damage to the accommodation or its contents caused by you or by any member of your party if it has been caused by misuse and disrespect of the accommodation.

12. Damage to any guests’ belongings

We do not accept any liability for the theft, loss, or damage of guest’s belongings while staying at the campsite.

13. Your check-in and departure times

We will do all we can to make sure your accommodation is ready for your arrival time, but if it is not you will be welcome to wait in the utility barn area.

If you do not leave the accommodation by the required departure time, we reserve the right to charge you a late checkout fee to cover any costs we incur.

14. If you have a problem or complaint

We take care to ensure that campsite and provided accommodation are kept to the highest standards.  However, if you have any problems with your Accommodation or the campsite and its facilities, please contact us immediately and give us the opportunity to resolve it.

15. Our right to evict

We may terminate our contract with you and ask you to leave your Accommodation and the Site immediately (without any compensation being payable) if:

  1. we consider that you or your party have committed a serious breach of these terms and conditions.
  2. we consider that you or your party’s behaviour endangers the safety of our other guests.
  3. any complaints are made of anti-social or unacceptable behaviour against you or your party.
  4. you or your party cause an unreasonable amount of damage to the property or its contents.

16. Governing Law

These terms and conditions are governed by English law. You and we both agree to submit to the exclusive jurisdiction of the English courts.
